Selling Your Timeshare For the Highest Price

By Larry Mitchell

Once you have made the decision to sell your timeshare, take the time improve your chances of landing a great deal. Whenever you attempt to sell any type of real estate, the main goal is to get the best price possible. Keep in mind, timeshares in different areas and different properties will sell for different prices, so pricing timeshares can be a bit more difficult that a simple price comparison. To ensure your investment lines your pockets to its maximum potential, consider using a real estate agent that specializes in selling timeshares.

Go Professional

More often than not, a professional agent will be able to sell your timeshare at the highest possible price--and in the least amount of time. Although it may be tempting to bypass pricey listing fees or other costs associated with using a real estate agency, think again! Although you may pay more in the end, the total selling price will generally be a significant amount higher than if you were to sell the unit on your own. Timeshare brokers generally have a strong presence in the local market and contribute substantial resources and experience to yours timeshare sales efforts.

Real estate agents that specialize in selling timeshares better know the intricacies of the market and transaction process, and more importantly, are experts at marketing to potential buyers. You will likely face stiff competition when trying to sell your timeshare, so its valuable to have an experienced timeshare broker on your side. Furthermore, the agent has a marketing team behind him or her--something your advertisement in the newspaper lacks. Keep in mind the old adage: 'you get what you pay for' and consider utilizing the services of a professional.

Know What You Have

Many timeshare owners rush to sell their timeshares before they can fully research the value of and market for their timeshare unit. Doing your research before you sell may take a bit more time, but it will save you a great deal of cash at the end of the day when your timeshare sells for more than expected. Consider other timeshares for sale in your resort or area to see the amount that others are expecting out of their investments. Furthermore, take a look at the real estate market in the area where your timeshare is located. Youll likely find many timeshare units already for sale, so evaluate whether that indicates a booming or crashing market. The Internet is an excellent source of information, including sites like the independent guide Sell Your Timeshare. In addition, popular weeks may be in demand, while off-peek weeks cant be given away.

Price to Sell

One of the most important factors when selling your timeshare is price. The asking price often determines whether or not a timeshare will sell, as well as how long a sale may take to complete. Quite often, individuals have too great expectations when it comes to the selling price of their timeshares, and end up garnering less cash out of the deal when the timeshare has to be continuously reduced in price until the unit sells. Unfortunately, you will probably not reap a profit on your timeshare resale and will likely have to compete with other owners and the developer. In a competitive marketplace, lower priced units will sell much faster.

Advertise, Advertise, Advertise!

You must thoroughly market your timeshare unit to potential buyers. Local newspapers, Web sites and even the bulletin board at your resort are great places for powerful, yet low cost advertising. Dont forget that other owners at your timeshare resort could all be potential buyers of your unit as well, so be sure to utilize word of mouth, too.

Advertising know-how is one of the main reasons why individuals choose to list their timeshares with a real estate agency. If you decide to entrust the selling of your timeshare with a broker, discuss up front the level of advertising support that your unit will receive.
